A rent deposit on a villa, in which the court saw calculation

The new hearing concerned the rental matter. At its core was a rent deposit of roughly €360,000 for a villa in Innsbruck's Hungerburg district, which Benko paid in advance for four years in the autumn of 2023. At that time his group was already collapsing. According to the panel led by judge Norbert Hofer, the deposit "was not economically necessary" and the lease agreement behind it was made "with calculation." The court acknowledged that the arrangement was primarily meant to secure housing for Benko's family, but held that Benko was at the same time aware that this would harm his creditors. ORF ↗

The core of the indictment is that through this payment Benko moved money out of his creditors' reach at a time when he faced personal insolvency. The WKStA, Austria's prosecution office for economic crime and corruption, called it "economically and substantively unjustifiable" and concluded "without any external prompt." ORF ↗

Benko denied guilt. He claimed that at the time he still believed the group could be saved. "Back then I put another two, three million euros into the Signa group. I wouldn't have done that if I hadn't been convinced of it," he told the court. According to him, the terms of the contract matched the market, and the consideration for the deposit was a year without rent. The WKStA objected that his claims contradict the case file. ORF ↗

In the second part of the same matter, concerning the deposit for operating costs, the court acquitted Benko. The total damage at issue in the whole case is, according to ORF, approximately €660,000, i.e., the gift to his mother and the rent deposit combined. Why part of the trial was repeated

The first trial took place in October 2025, and Benko left it with twenty-four months, unconditional. At the time, the court found him guilty over a gift of €300,000 he sent to his mother, but partially acquitted him in the matter of the villa rent deposit. Salzburg24 ↗

In early July 2026, Austria's Supreme Court took up the case. It upheld the conviction over the gift to his mother, which became final, but overturned the partial acquittal in the rental matter and remanded it to the regional court for a new hearing. Two cases out of nearly twelve billion

The gift to his mother and the rent deposit together amount to roughly €660,000, a negligible sum given Signa's scale. The group collapsed at the end of 2023. Signa Holding itself reported liabilities of around €5 billion, and creditors across the whole group filed claims totaling €11.7 billion. Austrian banks were left holding loans worth €2.2 billion within it; other creditors include Deutsche Bank, Allianz, and the Swiss bank Julius Bär. ORF ↗ ORF Tirol ↗

The acts at issue in this proceeding are only a small fraction of what the WKStA is investigating in connection with Signa, and according to Austrian media, further indictments are expected. The torso in Hamburg that outlived its builder

The most visible remnant of Signa is the Elbtower in Hamburg's HafenCity. Construction stopped in October 2023, when the group stopped paying its construction partner, and the skyscraper has stood unfinished ever since. Entwicklungsstadt ↗

A consortium led by Hamburg developer Dieter Becken is bidding to complete it. In February 2026, the city issued a preliminary positive building permit for the altered dimensions, with the tower's height dropping from an originally planned roughly 245 meters to approximately 199. It extended the deadline for the construction halt to March 2029. However, an agreement has still not been reached, and negotiations remain stalled. Entwicklungsstadt ↗

Why this matters here too

From this part of Europe, the shortest path to Signa runs through the banks. Raiffeisen Bank International, which sits above Slovakia's Tatra banka, had loans to the group worth roughly €750 million according to ORF, making it one of its largest Austrian bank creditors. Those loans are carried at the level of the Austrian group; nothing is publicly known about Tatra banka's own exposure. ORF ↗

Benko's story is also an illustration of a model that operated across Europe throughout a decade of low interest rates. Signa grew on debt and on the value of the real estate meant to back it. When rates rose and valuations fell, the group collapsed within a few months.
